Sound Avice and exactly what I intend to do. My 8 year old when I ask him "do we quit?" He say " we are not quitters, we are doers". I think he says it best.

That is excellent insight and appreciate all you responded to. It turns out that I was looking at this too narrow mindedly and didn't consider the other possibilities that you said you are using it for. I have used it to help analyze state and federal documents before I have submitted them or those that were sent to me. I have also used it very loosely on some legal documents that I just wanted to check and see if some pointed questions would help evaluate weak points. Again, thank you!

Is this AI proprietary or is it an open source such as ChatGPT? I was curious about this as I am new and looking for the right area to start out in. Taking David Greene's advise and am looking outside my own backyard. Do you have any insights that you would be willing to share with me when it comes to utilizing AI for this?

Thank you all for your replies and help. I appreciate all the help I can get. I am talking to a commercial real estate agent, I am going to interview a few tax accountants, I have one lawyer in mind, and I am still looking for lenders in both Montana and Texas (right now at least). As they say, this has been a bit nerve-racking, but I take pride in my persistence. I hope to learn as much as I can from all of you experts and one day have my own financial freedom. I want to act fast, yet be careful and ensure I know what I am looking at and the risks involved before I make my first purchase. I will start looking more into asset protection and quiz my hopeful tax accountant on it. Thank you all again

My name is Garrick, and I’m new to the real estate investing space. I live in rural Montana and currently work as an engineering and environmental manager in the mining industry. I’m a single dad to two young boys, which is a big motivator behind my goal: to transition into a more flexible, family-friendly lifestyle while building long-term financial security.
I’m calling this my Exit Plan Strategy, and real estate is a big piece of it.
So far, I’ve:

Read Long-Distance Real Estate Investing, BRRRR, and Rental Property Investing

Built my own Excel analyzer (profitability, cash flow, cap rate, amortization, 1% rule, etc.)

Set aside ~$50k–$60k in startup capital

Started identifying markets and partners (realtors, contractors, PMs)
-
Focusing on value-add rentals, flips, or BRRRR in desirable-but-undervalued areas
I’d really appreciate help with:

Recommended software or tools for remote market analysis

Tips from anyone who got started while still working full-time

Advice for evaluating smaller multifamily or distressed properties
