Hey Andrew thanks for the reply. I know all HML lend on ARV for fix/flips, but I'm not seeing many for long term rentals. I'm seeing most lend 75%-80% on Loan to value or Loan to Cost, but those recommendations are some good ideas.

Bigger Pockets has some great state forums and usually there are good locals that monitor those. Also, try some local real estate meetup groups. Meetup.com is a good resource for those but some of the groups will also post here on Bigger Pockets Marketplace too. Even facebook might have some good local groups for you. But post locally for this. That's the best bet.

Hello everyone, are there any hard money or private lenders that loan on ARV instead of LTV for long term rentals? I've found that most lenders lend on LTV, but I'm looking for someone who lends on ARV.

Sale price: $21,000
Sold a property with a single family 3/1 and 2/1 apartment on the same lot. In addition, the property came with an extra lot next to it.
