i am planning on buying a 4 plex in the Toledo, Ohio area 

and i need a investor friendly agent who is also an investor to help me find a 4plex in that area. No war zone areas. 

Price range: $124,000

Money down: 20%

i don't mind a fixer upper as long is the numbers work.

there are about 3 residential property in addition to mine the rest are commercial @Jon Holdman 

Just because they are commercial doesn't mean they can blast their music as loud as they want, does it? Isn't there such thing as noise pollution?

@Jon Holdman Thanks for your reply.  I'm not sure of the hours, they have different classes threw out the day. In the morning is the worse from 9am- 10am. But they have classes late at night too.

Im not sure if they Are out of compliance with the relevant noise ordinances, i will look into it.

I have a property in the Los Angeles, CA area it is in a multi zoning area.

There is a Zumba studio right in front of my property and they make loud noise.

My tenants call me to complain and that they wake up from the noise and they  threaten to leave. 

I contacted the landlord 4 months ago and the noise stopped, but it is back now.

I went and confronted the Zumba owner and they are claiming its not that loud. 

What else can i do?

If there isn't a lot of inventory than Why don't investors, especially in the Los Angeles area run towards developments?

Sorry if this is a dumb question.

And im too young to remember, but from what i read, doesn't this look like the times before the big crash?! House prices are skyrocketing, and banks are slowly making it easier to borrow?  Why would we repeat the same mistake? or is it somehow different this time around?

So i have been reading all these posts on how wholesaling is dead in Los Angeles and how flipping is harder now. On some post i think someone said  they spent $4,000 on marketing and got nothing!  So what can a newbie do now?

 What areas of SoCal are still reasonable to flipp?  I'm willing to travel.  

I've been doing research on the San Bernardino area and Compton area, and the houses LOOK like great opportunities, but whoever i talk to tells me to stay away from does areas. 

Also Since i have my license i figured i can offer to List a house if a wholesaling deal doesn't work out.  Are there any agents who have actually done this?
