The most important part is making sure you vibe and resonate with whoever is leading the program. I am a part of small programs (400 and less), where I have direct access to the person running it.
If you can't access the person in charge, and the program consists of 10K members, then that might not be for you depending on your investing experience.

You will hear a lot about the guru and if all you want is to "feel good" with other people who want to "feel good", this may be for you.
However, If your goal is to learn how to buy properties legally and safely and stay out of trouble try:
