Local Land Titles office records ALL real estate sales.

Only sales that are listed with a real estate brokerage will be recorded on the MLS system.

Cash purchases? You will have to pull title to see what is registered against the title. Cash purchases happen on the MLS all the time. The recording system does not specify how the property was purchased.

Welcome to BP. I have own in the Hamilton market. I have a very good friend who runs a Hamilton Real Estate Investors group where you can learn a lot about the local market and different Investment strategies.

Hey Justin Welcome to BP. Lots of great info on the site here. There is a small number of Canadians!

You may want to look into how you are going to finance your student rental. At the moment investors are finding it very difficult to buy student rentals because the lenders are shying away from them at the moment.
