This would be a commercial loan. Most of those type loans would want to see your financials, experience, etc. along with the value of the property and the income it would produce. You would have to supply pro forma financials and some other docs as well.

There are Foreign National DSCR (no income or tax docs) loans available for investors like yourself. This program uses the property rental income to qualify the loan. There are stipulations for the borrower, but they are essentially the same loan program as other investor loans.

Hey Joseph, 

I am an investor and MLO in the area. I have properties below Wheeling where I live. The areas in Triadelphia, Elm Grove, Wheeling, Waynesburg have some opportunity for steady rents. 

Right now there is a shift in the rental market in our area. The majority of the gas & oil workers were here a few years back. Now the property owners who rented to them are looking to sell, so you could find some good deals.

If it was a standard purchase and is held by borrower then cash out is acceptable within 6 months with some Non-QM lenders.

Restrictions occur with quit claim deeds or if property was legally awarded.

A thorough mortgage broker should be able to help.

There are stipulations to doing a cash-out refi within 6 months, but it can be done.

Yes It can be done as DSCR loan as well. The DSCR would require owning the land, wheels and axles removed, and a couple other requirements. Most double-wide homes usually qualify. Single-wide homes can qualify as well but have to be less than 10 years old.
