I am new to the idea of looking for a private money lender for future down payments, I am curious on the process on finding these lenders? Is it similar to applying for a mortgage or commercial loan? What kind of returns are these companies/individuals expecting?

I live on one side of a duplex while I get the second side ready to rent out. I have one water meter, one gas meter, and two separate breaker boxes. I plan to make the tenant pay for electricity since the bills are already separated, but as the landlord, I plan on paying for gas and water. I priced the unit accordingly, but I am afraid of the tenant taking advantage of this and cranking the heat or abusing the water. There is no bathtub, and it is only a one-bed one-bath 680sqft unit so I'm not sure if I'm overthinking this. Is there a document that says they owe me extra if the utility bills get too high? Thanks.

Hey, This is a unique situation, I purchased my second property in June 2024, a single-family home that used to be a duplex, and is still zoned as a duplex ( remains 2 addresses). I am converting this back to a duplex, going to live in one half and rent out the other. Do I have to complete the separation of units by January 1st to write off half of my closing costs/other expenses? Or can I still write off the closing cost in 2026 if I am not done with the separation by January 1st, 2025? This might be a stupid question but thanks in advance!

The local title company says I should talk to an attorney first, but I'm wondering if this is necessary. Can I go straight through the secretary of state? I'm 22 with 2 duplexes, started to become fascinated with real estate at 19. You are even more ahead of the game than I was. Save cash and look for a deal the second you turn 18. Also, I know many people swear by single-family homes but I strongly suggest multi-family.

Don't pay. If you want a roadmap, find a free audiobook. Even paying for an audiobook will be cheaper then their scam courses.
