My water bill this month was 3x the cost of what it usually is. I thought there was a leak somewhere. I found a hose running to a tenants unit upon further investigation. I also saw a small AC unit which I believe the hose is connected to ( No AC in these units). I am responsible for payment of the water per the lease agreement. What can be done to stop this without getting into legal issues.

To those whom are currently collecting their own rents and not using a property manager. Let's say you collect on the 1st of the month. What do you do when you are on vacation/out of town?

Hey Gary did you go through with this deal? And if you did, how is it working out for you ?
Fourplex at 420k. (northern California) rents yield 4050 total if I wasn't to live in it. I'm also planning to use FHA. After all expenses and mortgage I'm calculating -$299. If I don't account for Property management I should break even.
How did things work out for you ? Specially the 'becoming a landlord part' some people advise me to be careful about going from zero landlord experience to managing 3 tenants....
Carlos, I am still working on the deal. I believe timing is everything with "investment properties". If you have time to wait for a "better" deal as most investors, then great. If not, this may be your opportunity, but just make sure you will be able to handle the consequences.
