Hey Guys! I'm looking to looking for financing options in order to purchase my second rental property. I already have a triplex under FHA and would like to purchase a duplex with putting as little as 5%. Are there any banks in the state or MA/RI that offer a conventional loan with a 95% LTV? If not what other loan options do I have? (Never gone the Hard money route but would be interested if there are no banks)

@Anthony Thompson I’m located in the Providence area. Just looking for reliable plumber that’s able to diagnose and fix general problems such as leaks, bathroom/kitchen repair for an efficient price . The well-known companies in the area charge outrageous rates just to come in see the property.

@Whitney Hutten @Dave Poeppelmeier I think it’s a cost-benefit analysis at this point. I am just getting started in the real estate game and am trying to build a strong foundation I am house hacking my triplex, I have 1 unit occupied (current tenant) and 1 unit that should be occupied by this month. It’s a matter of losing $$$ on the vacant property to find a quality tenant within the next couple months or going month to month with the current tenant who does not qualify.

@Charles Carillo I live in RI which is a partially a landlord friendly state. As for the screening, tenant is younger and has no credit history, stable income or rental references. However the tenant is able to pay the rental term in advance.
Why would you not keep them on a month to month lease on the previous landlords lease?
