I recently purchased a property and inherited a tenant that would have not qualified but paid rent in advance for the whole term. His lease is coming due within a couple months and I’m stuck on deciding if I should renew a month to month lease or letting him go because I do not want to renew an annual term even if he can pay in advance. Any advice?? Thanks in advance.

I'm looking for a contractor/builder that may be able to assist me with repairing third floor balcony. Does anyone have any refernces? I am located in Providence, RI. Thanks in advance!

Should I create a lease for the person I am living with if he is paying me rent (I’m the landlord of the property). If so, what are the advantages and disadvantages of creating a lease with the person you live with. Happy Easter btw!!!

@Anthony Thompson thanks for the clarification. That’s exactly what I was thinking. My realtor has been telling me that “it’s no big deal” however the seller has not done it. The zoning and building requirements are something that I have been able to look into and it is a tedious process. So it looks like I will have to pass on this one. Thanks for the feedback once again.

I am in the process of purchasing a property that is legally a 2 unit but functions and is listed like a  3 unit. What's the process/time frame of converting a 2 unit to a 3 unit if the owner is selling the property as is?
