Why did you wait so long on appraisal? Can you get another extension? The hard money lender is the one ordering the appraisal, and because we couldn't find a license electrician and plumber to go to the property and walk around to find out what needs to be done and then provide us with a quote to send it over to the hard money lender so they can order their appraisal, they did not accept any other appraisals. As per the realtor the seller won't do another extension. 


Hi community, my husband and I have a property under contract, we have an extension until July 30th, 2022. We had a hard time finding a license electrician and plumber  in the area to provide us with a quote, to send over to our hard money lender. I sent it yesterday and the hard money lender will order a property appraisal. We are sitting today 15 days away from the contract expiration. I am afraid that the appraisal will not be done in time and the contract will expired. How I can cancel the contract without losing the earnest money? Thanks for your help!

My and my husband are trying to get our first deal, it is a triplex. The question is: if I use hard money, can that stop me from buying another unit using an FHA loan?
