Can someone explain the technique of using a master lease with option on an apartment complex and how it works. Does it work best with troubled properties?

Love the changes on the forum. But I was wondering what happened to the ability to make attachments to your postings and the ability to preview a posting to make edits before it goes live. I made a typo in my heading and the system won't allow me to correct it.

Home study material also includes a software analysis that allows you to quickly look at viability of any transaction. For instance, when the seller gives you the gross rental schedule Dave recommends that you use a 10% vacancy factor. If the property still has a positive cash flow it could potentially be a winner. (Of course there are other factors to take into consideration).

Just purchased the course in June. I have a duplex under contract with a large walk-in equity. We submitted a letter of intent on a 125 unit complex but got outbid. Currently have three other multi-units under review. The material really takes away the fear of big numbers.

What process would someone recommend for finding a general contractor for a large (i.e. $1M) out of town rehab of a multi-unit apartment complex?

Has anyone every had an success with this web site? I submitted a loan request and was contacted by a loan broker from out of the country. After they approved the $150,000 loan they wanted me to send them $350 in loan fees via Western Union. Classic "scam" written all over it. Be careful of this website.
