there are different types of investments: conservative, medium, aggressive

we would like to do a little portion of RE in an aggressive market

I f you don't want to call it "investing" , and you prefer to call it "speculating" instead "aggressive investment" ,i have no problem

The question is NOT if it is difficult to predict markets with large appreciation or NOT

It is difficult, when you don't have any signs that this is happening

It is not easy, but you can identify it , when you see things happening that the market is picking up and up

Then , Once you identify it, I strongly desagree with you that is WAY too Late

We are not talking about ,like your example that you bring about Baltimore " that everyone knows that"" ,

You can see that in Miami, prices went up and up, it was not too late to join, same thing in many countries in South America : Uruguay (Montevideo) appreciated like 400 %, prices were going up, but many people think, (oh ! 30%, now, it is not going to continue going up") Asuncion Paraguay , more than 500% since 2010, Lima Peru, 300 % etc etc

Many lands in Paraguay appreciated 10 times!

In Mexico 85 ( after earthquake, this is like SLIM made his fortune) All Easter Europe in 1990, Argentina 1989, and 2001, etc etc I can bringing examples

and in all these cases there was time for evreyone to join. ( because many people are pesimists (or "realistic" and sell)

Option 3 "superior knowledge" ,

Don't forget : Open your eyes and from everything that happens you can always learn something new

Ned This is investing in the right place at the right time .

100% in 2 years is happening all the time in different areas, if it is 70, 80 % with the rental income I also will be happy;)

100% , you can get deals at 50% of value in many markets , 99 %  of the time  when they come to you ;) 

But this is not the subject of this OP

Exactly!

Many markets are going to double in value!

In many areas prices didn't run up so much yet , just a 20%, 25%  from 2008 and the Govermment printed lots of dollar bills , just for inflation, elections, more jobs, economic recovery ,etc 

we are just trying to share identifying signs of this happening in some areas

1 They are not smart enough, they were lucky enough.

And I don't think that is easy, and still,is going to happen in many markets

2 I can't feel this in my area, I don't see the signs, of new businesses coming , yuppies, people relocating. houses sold in the open houses over listing price .etc. in my area

so I am asking if someone is having that experience .

Many people in this forum were in markets that double prices in 1 or 2 years

1- I always ask them , some are billionaires right now.They were very lucky

2- 10 times is almost impossible to predict.

I am asking for doubling in 2 years, because it is something that you can feel,coming a 30 ,50 % that eventually can go see coming to double

3- this is not RE .

I think that you can break out your belief limitations. Maybe someone will share. I have access to millions from cash investors and the guide will benefit

your rent is going to keep increasing and your condo is going to appreciate more
