My (pre-existing) tenants left a few solid wood tables and a nice titleist golf bag and a few decent clubs when they moved out 3 months after purchase.

There is a pretty good one available if you google Chicago realtor lease. The Chicago realtors put out a new one every year, the pdf has some issues but it is a solid format. Might want to add a rider or something but it’s a solid start.

An attorney could also put one together.

I posted a unit for rent and someone from Bungalow.co reached out to me. Seems like an interesting setup, they haven’t accepted my property yet but I am interested in the concept. Anyone work with them on here??

General concept:

They sign a lease for the place, usually 2 years to start. 

They behave like a normal tenant - they pay rent and take care of their utilities and even clean the place monthly. 

The catch. They “sublet” I guess you could say each room out. They screen the tenants, and manage the people just a lot of moving parts in theory. And then they provide a community for the people who do sign up. They do events and connect them together. It’s interesting. Especially if they might pay more rent than I was asking for. 

Thoughts?  This is chicago but they operate in a few cities.

@John Warren  - that was something I was considering.  The rest of the house is sided, so it makes sense, but do siding companies take on small difficult jobs?  Or would I be looking for a brave handyman?

@Matthew McMahon - the property is in Chicago Lakeview.  The homes are close together, but there is 3 feet of space and on one side maybe easy ladder setup in a neighbors backyard (if i get friendly with them).  The idea of going to a Benjamin Moore store or painting supply store isn't a bad idea...  I'll try that as well.  

Just called a bunch of those options, roofers, siders, painters to get quotes.  See if anyone is willing to take it on.

My building has two dormers that are clad in untreated wood, and I would like to seal or stain them, or open to other options.  The dormers, one on each side of the house, are a good 40 feet up, and the roof has a pretty decent slope.  I talked to a painter who said he would have done it himself 10 years younger and dumber.  

Should I look for a roofer, who might take it as a side project?  Or try another painter?  Or perhaps a siding company? 

Any recommendations?
