Hi @Corey Hajduk I'm right in your back yard. Sounds to me like you're over thinking you improvements. I've currently got 2 available for lease in your market and would be happy to show them to you so you can get an idea of the condition vs. rent rate you can expect. Bottom line is rentals in our area are demanding a premium. As long as your rental is clean and safe, it will rent.

Hi @Dale K. welcome to BP! I would set up an LLC to purchase property. I've always had my attorney do the paperwork which was a couple hundred bucks. I then handled filing in order to get the EIN number which I believe was $50. Your bank account would be set up for your LLC.

Hi @Mark Forest I've had a number of tenants pay the entire year upfront. We do the same background checks and require cashiers checks upon move-in whether paying monthly or a full year in advance as well as the separate security deposit. With a full year in advance they shouldn't have a problem with 1 1/2 months deposit.

In the situations I had they either: had a job that required a lot of travel, or dad was paying the rent. I haven't had any issues nor did I give a discount for the advanced pay.

Which County are you interested in? Each County handles their sales differently. I've purchased notes in Oakland and Livingston Counties.
