I believe you are correct that the PMI stays with the life of an FHA loan. Can you refinance once you get 20% equity on an FHA loan to get rid of the PMI?

 Hey @Andrew Tortora Welcome and Congrats on the Triplex! I wish I could answer some of your questions but im  about as green as it gets other then hours of hanging out on BP and reading real estate books. Let me know if you have any electrical needs, I was an electrician for a number of years before switching careers. May I ask you how you went about getting your off market deal? My goal is to House Hack a 2-4 unit building but there is nothing in my area for sale. Im thinking I need drive for dollars.

Good morning! I scheduled a call with a real estate agent today about a duplex that I found on realtor.com. I started writing down some questions that I have but Im hoping that I can get some advice on some questions to ask that I may be over looking?

You can get a 203k loan if you already have other loans, as long as the other loans are not FHA and I believe you would need to owner occupy at least a year for a 203k loan. Im not an expert if there is anyone that can correct me if i'm wrong?

Hey @John Gooch great advice from @Kyle Doney. Is there anything you like to do that you could get payed on the side to do? For example I put out on facebook that I was looking to do handyman work for cash and asked some friends and family to share. As a result I now have most saturday mornings lined up with cash jobs that average about $800 per month with roughly 16 hours a month invested. You can make some pretty good cash this way because you can charge quite a bit and be way under what a contractor would charge. If im unsure of a particular job i look it up on you tube. I only do the job if im comfortable with it though! My brother in law has a machine that transfers vhs to dvd and makes some pretty good cash doing that on the side! My wife is obsessed with this lip sense stuff (makeup) but she decided to be a distributor of it and is making great extra cash. Lastly, my wife and I started a small online t-shirt business with an LLC (great tax write offs) that is all drop shipping so fairly passive. The point is all of this is going to put us in a position to invest that much quicker and to give you examples like Kyle was saying of ways to get a little side hustle on! Go get em man!

Hey everybody! My name is George Springer (not the baseball player, I wish :)). I don't have real estate investing experience but I was an electrician for many years and have experience in different trades as far as my real estate experience goes. I now am an employee of the city that I live in and am also a volunteer fire fighter in the same city. My short term goal is to owner occupy a 2-4 unit building using an fha or 203k loan within a designated geographical location (specifically the mounds view school district). I would like to use the BRRRR strategy that will snow ball into our buy and hold investing career. I found Bigger Pockets by searching google for specific questions I had about real estate and BP would always be in the top searches. Finally when I had a question I would skip google and go straight to bigger pockets where I became a member. So as long as I am writing my first post I might as well ask my first question! In my area there are not a lot of duplex, triplex and 4plex properties that are on the MLS as I understand this is not the way to find most of your great deals anyways. So in an effort to find off market deals is there a way to get a list of duplex triplex and 4plex properties in my specific area? Or do i need to drive, walk, run my streets to find these properties? Thank you! Its great to be a part of this community.
