What you are seeing is proof that many people pay big dollars to attend a marketing guru's sales pitch. The frequency and severity of the offers are a good indicator of how many folks bought the course. Wait six months. The folks who don't cut the mustard will be out of the business and the number of requests will slack off.

Naperville, IL is a fancy way of saying Chicago Suburb. We are located in Southern, IL and that is a different word up there. Contact Jane Garvey of the Chicago Creative Investors Association. She has hundreds of members and is very knowledgeable.

Where to start depends on where you are. There are three factors you must consider.  Where you are mentally, how you are situated financially and the physical location of the property.

Our first cost $18,000 plus $7,000 in improvements. It was a 3/1 on a slab in a low cost area. Why? That is what we could afford.  It answered the mindset, finances and location questions.

As our experience grew so did the size of our projects. We escalated to multi family, commercial and even a mobile home park. 

Don't bite off more than you can chew.

Continuous and repeated seeping is not covered under your insurance policy. A case "MIGHT" be made to file under the residents renal insurance as a negligent liability claim.

They need to pay for it either way.

Are you friends with any Real Estate Agents or property managers. If so start with them. If you are managing units for family members you may be in violation of state law. If depends how you structured the deal.  Never use the word property manager unless you are one. Until then you are the senior leasing specialist or maintenance man.

As the Landlord you will want a savings clause. If anything in the lease is found contrary to public policy, current or future laws the rest of the lease remains valid and in full force.

Has anyone heard the actual location for Amazon? Saint Louis was mentioned as a possible location a month or so back. Across the river for Saint Louis is a warehouse and shipping park just off I 270 by Edwardsville, IL. It is already a shipping hub with hundreds of warehouses. The housing in Granite City, Pontoon Beach, Cahokia and other areas west of Illinois Route 157 is all lower cost housing which could be a boon for landlords and home buyers as well. Cahokia is just across the river from downtown Saint Louis and is chock full of 3/1 National homes on a slab that can be had very reasonably.

The agent is trying to make sure they are paid. Nothing wrong with them receiving compensation. Make sure you run the agreement past a qualified attorney before signing it.
