Hey guys, I'm considering putting in an offer for a duplex in South LA with 2 2br/1bath units; it has an ARV of over $350k, and with rehab it will cost me under $300k. Each unit can rent out for about 1200/mo... But I'm considering moving into one of the units.
Is this a good deal or should I look further for a better bargain? Are there any big pitfalls I may be missing here? Thanks for your help everyone!
(If you need me to be more specific just let me know)

I'm in the same boat @Adam Huss. What I'm looking at is NoHo. The option that's working for me is to do an owner occupied rental property. Since you have a home already, that may not be a viable option for you, but that's the route that makes sense for me here in LA. Goodluck!

Hey Guys! I've been struggling to find any meetups here in the Hollywood area of Los Angeles, so I figured I'd start one myself. Any interest in doing a meetup in Hollywood? I'd be glad to organize it if I knew there'd be a turnout. Please let me know! Thanks guys!

Hey guys, I've been spending every spare minute of my time for the last 3 weeks learning everything I can about REI. I just put in my first offer to buy my first home! So I'm about taking action. After I buy my first house though, I'm struggling with what to do next in the Los Angeles market.
I'm thinking about doing wholesaling part time (about 25 hours a week). Is LA metro and the surrounding areas a decent market for wholesaling?
What are some good REA's I can join in the Hollywood area?
Any great advice some of you more seasoned vets might have for a newbie eager to take action?

Because I need to know how much the rehab is gonna cost before I go through with the deal.
I gave the guy my price and he said yes. Now I need a contractor to confirm what my thoughts are as far as rehab costs (or dash them) so that I can feel comfortable officially submitting an offer.
This is my first deal. I thought this was how it's done. If it's not please let me know.

Hey guys, I'm submitting my first offer ever! It's a fixer upper in North Hollywood that needs 2.5 baths remodeled and some other work as well. If any of you have connections with honest, reputable, fairly priced contractors in the North Hollywood area that you'd like to refer work to PLEASE let me know!! I'm new to this and have no idea what I'm doing but here I go!!...
