Why dont you just replace what you can easily access for now. The stuff that's hard to access I would hold off on doing If it's in good shape.

If it has a hot water boiler, I'd do a indirect storage tank water heater. The brand and model I use has a life time warranty.
2 40k BTUs units should be plenty at 50 gallons each.

I certainly won’t rule out renovations, especially new additions and such. Those have been on my radar to research for sure, as a friend of mine has already expressed interest in a garage addition.
As far as the smart home updates, I would definitely sub out that install work. Fishing cables through old work is miserable. But generally, people installing specific systems like that expect on-going support, and that in itself is a whole different ballgame.
Yeah the good thing with construction is that there's a wide range of options. Personally I find that small to medium sized jobs have higher profit margins and less headaches.

Why not also do renovations? Building houses is great but there's alot of money in building custom kitchens and bathrooms as well.
Same with the low voltage communications/ smart homes. There's good money in high end areas where people want them installed in existing homes.

Good luck you're gonna have a tough time finding a plumber and HVAC guy to sign off on another unlicensed guys work. Too much risk for them. Also hate to tell you this but we get this same call at least once a week from landlords. They promise more work in exchange for permits being signed and the work almost never comes. We've found its acutally better to avoid people looking for permits to be sealed.
Do you occupy the property? Maybe you can pull the permits as a homeowner.

You should pay him for the work/ his labor like you typically would a contractor. Get a prce from another contractor first. If he finishes early and under budget it would be fair to give him a bonus of the difference from your other contractors price.
If he funds 25% of the flip with his cash then he'll get 25% plus the money earned from the rehab.

Well that's great that your able to cut your fuel expenditures but living in a rural area where you're in a service industry driving to every job. It is not viable currently. Maybe in 20 years but not now.
As for global warming potential it is absolutely true. A battery needs energy. Energy takes energy to make it. It takes massive amounts of energy to build it and the mines where they get the materials release co2 from ground into atmosphere. Everything that you use as a consumer has a gwp.
Rich enough to live comfortably and a happy lifestyle. At the end of the day you're not taking it with you when you die.
