So happy that real estate transactions have been incorporating technology to always stay on the cutting edge of telecommunications. Because of the tools available to Relatos, I can do the entire prosses of a real estate transaction virtually. The only hitch is getting the sellers or buyers to be comfortable with that process. What I am having a bit of trouble with is finding leads for my real estate investing business. I relied, most likely to heavily, on wholesalers. Of who there are few good ones in my town. And most of those guys have slowed down their business activities so my leads have dried up. I would love to hear any suggestions on how others are overcoming.

This one will be no different we have Mike Leggett from Brickkicker coming out and giving us to tell us what common mistakes rehabbers make. His company has inspected numerous homes around the area and he has a crystal ball in which he can see what will stop your next flip from closing on time. You DO NOT want to miss this one! @Phillip Henry Welcome to the community and congratulations on your first purchase in Athens Ga. The BRRRR method is so effective because you are essentially trading work for equity so it can get really involved but it can also accelerate your growth. You also open your self up to more deals. I am dealing with a property right now that the owner can not sell cheaper then he is asking. And if an investor bought it and fixed it then the property would not meet the 1% rule. However, if you paid cash for everything and then refinanced you could essentially have around 40k in it and it would rent for upwards of 1200 dollars. There are other strategies available but for someone with good credit and low debt to income ratio and a little bit of rehab knowledge BRRRR is one of the most powerful.

As far as finding properties but not using Agents, or the MLS.

Tax leans are a great way to buy. But it can tie your capital up for a long time. But you do get paid no matter what. The current owner pays back what you put down plus interest or surrenders the property to you. You might have to deal with evicting them off the property. 

You can also buy on Auction but that has its own batch of land minds. 

The MLS has deals on it they just don't look like deals so you have to make them deals buy offering embarrassingly low on properties that have been on market for a while. So you would have to find a willing agent. And as far as agents we are not all created equal, some of us know how to find off-market properties way better than others. I believe there is a BP post for agents to educate them on how to deal with Investors I suggest reading that so you can instruct your Realtor on what you are looking for from your relationship.

@Daniel Her Great question and it seems you have a few great answers. If you ever need a BPO (brokers price opinion) on any area of town and more information on the demographics in the area I have a lot of tools available to me that provide that sort of information. Good luck.
