Hello guys. I am a tekkie so I use Atlassian Confluence for managing 50+ doors along with INNAGO. Confluence I use for storing and tracking of documents and expenses. Once laid out very efficient and retrieving data. Highly recommend that along with as NAS system like Synology or UNAS that have a lot of web apps you can deploy for free that is open-source.

So what about the former owner not collecting a deposit. Is there a state landlord/tenant law where a deposit is required to be collected that will supersede the transfering lease?

Good afternoon. I am located in Alabama. Just recently purchased a new commercial building occupied by 2x tenants. The previous owner had a signed lease with the following agreement of:

1“In the event of a foreclosure, sale, or transfer of Premises…This lease shall remain in full force and effect, and Tenant’s rights and obligations hereunder shall not be disturbed or modified, except as provided in this Lease.”



I want to know if it possible to modify/change these terms? I have a few concerns: 1) tenants monthly rent is low below the market and 2) no deposit was collected which also was written into the lease months before property was sold that it was not required. I am not agreeing to the above terms and wanted to get some feedback. Please advise?

Hey trying to connect with other commercial landlords. I owed 6x commercial buildings in Alabama. Not sure if all offices are rented out. Have you considered using spaces to host virtual mailbox spaces? 

Any ideas on what inventory tracking systems being used to managed cleaning supplies? I have 7x commercial buildings where I have a hired cleaning contractor. I provide the supplies. Trying to find a way to best manage, track usage, and schedule ordering.

What are you guys using for family health insurance? I worked for the federal government looking to transition off as I separate and go full time as investor. Interested to know what is the best insurance out there. Looking for something comparable.
