Hey @Colby Zeller, sounds like you did your research, house hacking is the easiest (in my opinion) to maintain with some type of positive cash flow. Renting out the other units to pay off your mortgage is always a great way to start, but I would still consider vacancy and repairs to upkeep the property. I always suggest to live in one unit, rehab the unit for yourself while the others rent out, and when one of the lease ends in another unit move into that one and rehab it again giving your overall property a big boost in appreciation, as long as it follows the market trend. Remember that some markets, even if you rehab it; sometimes that makes it harder to rent out. Know your area and market before you start to endeavor in your first real estate investment! Good Luck!

Hey Bin, I understand how you're feeling, there are a lot of big name brokerages to choose from, but the main thing you should be looking for is what do you want to gain from your brokerage. Of course the split amount is a big factor, but what can they offer you? In house leads, how to spot deals, who will be there to support you when you run into a problem or need help traversing real estate as a whole. This should all be questions you ask yourself when choosing a brokerage, maybe even a small local brokerage would be better for personal growth; best of luck in choosing your broker!

@Nicholas Pasowicz Hey there, are they good tenants? Think of them as a reliable rock for your property. If they are, will allowing this; allow them to re-lease to you? Have a realtor add an addendum to the agreement? There are quite a few ways to look at the issue at hand. What way would add the biggest return to you, or even raising rent for the last minute access, a bigger deposit? I’d love to chat with you about it!

Have you thought about using HELOC or hard money lenders? Refinancing can help, but with the other two you can take a lower hit on your credit score and if your flip successful even pay it back in a shorter amount of time without much interest. I strongly recommend finding out how much the cost for purchasing and fixing before choosing your option, you could also try and get equity on your property to finance the deal and rehab

Everything seems to be checked out and you've planned it pretty well, the only thing left is to make sure that the area you buy the house in can be suitable to be rented out, I suggest looking in the area for what houses in the area are renting out for and their condition, if you can find an agent that would like to show you the condition of the houses since pictures can be misleading that'd be great, but a lot won't want to show you because you wont be leasing a house from them, feel free to PM if you need any extra help!

Hey @Account Closed Currently house hacking right now, the area I would suggest to get into before the prices skyrocket is Eado (where I currently reside) everything is close by and the properties that are currently being listed aren't that expensive if you get in early, if you have any questions feel free to PM me!

Hey @Reco T Bumpers You are more than encouraged by NACA to stack grants if possible, but it all depends on the area you choose, I myself have a lender that I work with closely in the Houston area where my clients go for a 0%down program the only issue with that is that the population for the area has to be 51% minority, but for the NACA you can ask your lender to see what grants you can qualify for or even make your own research in the areas you would like to purchase said duplex in, I also have another lender that is super investor friendly where we take your income + the income the property would make and qualify you for an amount suitable for an investment property. Hey @Grady Dennis It's a bit harder to find a lender for rental properties since most loans are meant to help the purchase of the home, but if you go with a hard money lender, you might be able to offset the interest those have with just flipping the home instead and selling it instead of renting it out, and then use that money to purchase another property on a conventional loan to rent out instead, just some insight with some clients I've helped out in the Houston area, Wish you success!
