@Will Barnard thank you, I am looking at a few properties now. I will post the details when they are available. I received financing through a HELOC and then my partner brought in his money as well. I plan to go off on my own for number two. I am looking for one that is very similar to the same numbers as number one.

I purchased the property in Cumberland, MD, through auction for $32k. The house was a 2 bedroom 2 bath with 1100 sqft and had an ARV of $125k. I put $43k into the house for repairs. The final appraisal was $128k and I closed for $120k. I partnered with gentleman who had been investing for years. I was hoping to learn from him. I learned a lot of what to do and what not to do. Overall, it was a great experience.

I just finished my first fix and flip from a foreclosure. The property needed a complete rehab from a new roof, windows, HVAC, electrical and kitchen. I finally close tomorrow. Any advice on fix and flip number two and more? Thank you!

I am just finishing up my first year in fixing and flipping. Things went fairly well. I joined another investor who had been in the business for a while. We are two weeks away from closing on our property. We purchased the property for around $30,000 with an ARV of $125,000. I have learned a lot of what to do and what not to do, especially when dealing with contractors. I'm planning to purchasing rental properties. Does anyone have any tips or dos and don'ts for me?
