Attached is information on the property. Address is 707 E Paulding Rd, Fort Wayne, IN 46806. Gross rents of $3635 currently with 3 lots that are vacant and trailers. Would bring gross rents to $4265/month for just lot rent and 4-plex opportunity to sell out the trailers on contract also. Owner also gets $40 each lot for 10 lots currently for water/sewer/trash. The expenses are factoring in what the owner has had to pay after subtracting $400/month they are getting for Water/Sewer/Trash from tenants so on average water & sewer runs about $400ish/month for the whole park and 4-plex. Trash is $155/month. I think even paying management to run this is should net relatively easily between $24-36k/year.

@Bart H. I wouldn't consider Auburn, Indiana Amish country. Hardly any Amish live in the city of Auburn. It's my hometown. As far as not being able to get to it I would have to disagree I can take I-69 and visit my father in NW Indianapolis in about 90 minutes. Most commutes found in Dallas, TX would take 90 minutes just to get around in the city and go 15 miles. I can be anywhere in Fort Wayne N, E, S, or W in 20 minutes.
It's not a high appreciation area you won't see a ton of appreciation, but I think each market has it's pro's and con's and Fort Wayne is great for those looking for cash-flow and not the high barrier to entry that you would find in some suburbs like Dallas, Atlanta, Los Angeles, NYC, or Chicago.

These properties are not in Auburn they are in Fort Wayne, Indiana. The second largest city in Indiana and ranked in the top 10 for housing markets. We have a lot of manufacturing jobs and our unemployment rate is low. If you are talking about manufactured homes I believe you are talking about Elkhart Indiana which is the RV capital of the world @Bart H. how many properties do you own in Fort Wayne as I think you mixing things up?
