I wish we could distinguish between those who ACTUALLY HAVE section 8 experience from those who have POLITICAL BIAS that they want to share. This man asked a reasonable and practical question and he gets dogma as a response. Not fair, folks! We newbies need real practical answers. If I want political bias I'll ask my Grandfather.

As a website developer of 12 years experience I recommend that you use Facebook before creating a website. The Facebook exercise will resolve the question "what do I want and need to communicate and generate leads". After doing the Facebook page you will be better placed to make the right website decision because your objectives will be clever. Also, you might decide the Facebook page is all you need.

From RE Newbie to RE Tycoon, from Bird dog to Apartment Block Owner there are a range of Insurance requirements just to do business and also cover the temporary or permanent ownership of the property. So as you pass up through the stages of RE success your requirements grow. So I'd like to have a relationship with the right insurance company that provides the right cover, at a reasonable value (i rate value over cost) who eventually will over time learn I'm a good customer and will turn on a dime to meet my needs.

What insurances have you found you need, who is the insurer and are you happy.

I'm not an insurance agent, I'm an insurance consumer but I thought getting a wide range of answers would provide a better answer - thank guys.

At 25% vacancy I would assume the current rent is too high for the property or its location. Also I think the risk that you assume is not worth the cap rate that you have targeted. I'd change to another strategy or look for a better deal.
