@Jeremy Mundy @David Bell @brad brosmer - what do you know about the 16 units for sale on the north side of Huntingburg? I have looked at them. 4 quadplex buildings near 231, just west. All brick with metal roofs. They look pretty decent. Anyone else looking at them?

Today, I found out I have access to fairly significant (for me) amount of collateral that I am able to use in expanding our multi-family business. It is something of a gift, and I do not want to waste it. This should open up the floodgates for our small business, if I do things correctly. 

I am looking for 10% cap rate properties that I can finance 100% (because I have any and all collateral I should need). I am in to buy and hold. And I will want to generate a minimum of $100/door all-in. I have about 30 units now and would like to get to 100 relatively quickly. Thanks for your advice! Looking for different markets and properties for sale.

For various reasons, we are starting a property management (PM) business. I have approximately 40 units, and a friend has about 60. From reading other threads, I understand 200 is the magic number to have under management to appropriately scale the PM software we have selected (AppFolio). 

We live in a rural area with approximately 15,000 in our town, and a small college town 20 min away with about 20,000 residents. 


What suggestions do you guys have? Books, podcasts, other threads? I guess if your suggestion is to NOT start it, I would like to know that too. My goal is to have this up and running by 11-1-17. Thank you.

Andy, I am looking at 3 apartment (2- 12 units and 1- 18 unit) buildings tomorrow in Vincennes. I think Apartment #1 is one of the three.  This is the least desirable for me because it is in the least desirous area and on a tiny lot. I will provide an update on the three if I can figure out how to work this website. This is my first post after listening to the podcasts. I think Vincennes is a decent market to invest in for buy-and-hold.
