Access to Collateral

Today, I found out I have access to fairly significant (for me) amount of collateral that I am able to use in expanding our multi-family business. It is something of a gift, and I do not want to waste it. This should open up the floodgates for our small business, if I do things correctly. 

I am looking for 10% cap rate properties that I can finance 100% (because I have any and all collateral I should need). I am in to buy and hold. And I will want to generate a minimum of $100/door all-in. I have about 30 units now and would like to get to 100 relatively quickly. Thanks for your advice! Looking for different markets and properties for sale.
