Hello fellow BP members. I'm looking to add another SFH or Duplex to my portfolio and I'm wondering if there are any wholesalers in Pinellas county looking to flip a property? I prefer the Largo, Pinellas Park or St Petersburg area but will consider any Pinellas county property. Please fell free to message me with your possibilities.

Hello Fellow BP Members. I'm looking to add another property or two to my small but growing property portfolio (1 SFH, 1 Duplex and 1 Condo). Each property is owned free and clear but I want to keep my available cash in place for any unforeseen expenses. I'm interested in using a hard money/private lender for my next purchase. This would be a one year loan which I hope to convert to a traditional 15 year mortgage after the property has established a suitable rental history. Does this sound feasible?

Since this is my first hard money loan I'm very interested in hearing suggestions or any recommendations from lenders my fellow  BP members have used.   

The purchase would be a duplex in a nice rental market here in the west coast of Florida.

So I have purchased and own two properties (a duplex and condo) through my self directed IRA. My question is this ---- now what do I do?

How do I purchase more units?   Unfortunately, I don't have enough money in the SDIRA to buy another unit so unless I wait 24-36 months saving the revenue generated through incoming rent it seems like I can't acquire any more properties.

I'd love to hear what my next steps should be!

Dan - thanks for posting that. I'm considering doing the same thing (obtaining a non-recourse loan for property purchase in my SDIRA). I just started looking for loan options so your info is appreciated.

I just past the Florida RE license and I'm hoping to start my real estate career as a part-time agent (continuing my FT job) until I get a little established and some reserve money saved up.

My question is - how should I go about finding a brokerage to work with? Do you foresee any issues finding a broker who allows part time sales associates?

Any feedback, suggestions, advice, ideas who are willing to share would be greatly appreciated.
