Congrats Lorelei! I'm rather shocked to hear that they actually closed a deal! I too, was a property scout and I agree with most of the other posts, particularly Rick G. Great idea, poor execution. I entered several deals into their platform and response was slow and usually entailed one sentence. When I asked for a deal sheet and POF - they were unable to perform. I jumped out and moved on to more qualified buyers.

If, for some reason, you feel you must have a further conversation with the seller (assuming you have already spoken with the agent), ask the agent to arrange a meeting or a conference call. Explain to the agent that you have genuine interest, however, there are points that you would like to address directly with the seller. Be ready to disclose those points and be prepared for the agent to tell you that he/she will find out and get back to you. So...........if you really want an audience with the seller, you are going to have to come up with good reasoning to get it. Also, bear in mind, that in order to make the deal happen, alienating the agent is not a good idea. Keep the agent in the loop!

I have a good pre-construction deal worth looking into it........while it would be impossible to caution you about all the potential pitfalls of preconstruction, I would advise that you have an atty look over your contract before you sign it.
If you have interest, check out my pre-construction deals on Honeymoon Island posted. You can visit the developer's website and get an idea of their credentials. Also, unlike most developer's contract, this contract has a provision for assigning or more commonly referred to as "flipping."
So, in effect, you could buy today and assign your contract before you actually close............but in any event, I would not advise you to get into any deal unless you were confident that you could close (ie: have the funds or resources to obtain financing), in case, essentially, you were unable to assign your contract to your satisfaction.

Construction commences in approx. 5 weeks. Google the Dunedin Causeway and see how little land is left to build anything!
