I am offering my time about 20 hrs during the week and completely open on weekends to help a wholesaler locally here in Los Angeles county (CA). I am willing to cold call, find leads, talk to property owners, find cash buyers, and all in between. I would like to provide value by accomplishing tasks and you can evaluate my milestones. I am here to learn without a lot of hand holding. I know it's a tough market in Los Angeles but I believe with the right perseverance, anything can be accomplished. Hope to find the right mentor!

Great forum! I am just getting started looking into possible investments (SFR or MF) in Memphis. Definitely the BRRRR model is appealing but I don't have a network in Memphis as my main investments are in California. And yes, I would be an out-of-state investor. Can anyone point me into the direction? Much appreciated!

Thanks @Michael Nyszczot! Where do you suggest me to find reputable contractors? Also, do you mean project managers with their own crew or hourly paid workers that I would manage? I don’t have a network of real estate investors to tap into here in Los Angeles

I am embarking in my first investment property and while it's daunting, it's also exciting. I would like to know a bit more on how flippers choose contractors that will actually take the job to the finish line and won't disappear half way with all the money. I know seasoned flippers do have their own team but what about someone that is just starting, is Yelp the way to go? Any piece of advice on getting high quality look for not top dollars is appreciated.
