Generally, we buy the Finish Materials and the contractor let's us know how much to buy. I don't think it would be good to have the contractor buy the Finish Materials plus they don't want to do it anyways. They just want to pick it up (or have it delivered to their house/office/job site) and install it. 

For rough materials, they generally buy them.

Just another update:

We are now switching from Hostfully to OwnerRez. 
- OwnerRez recently got their Wheelhouse integration

- OwnerRez accounting and financial reporting is wayyyyyyy better

- OwnerRez has more features and more integrations that we need (especially the payment processor)

Other PMS we considered: Streamline, Track, and Hostaway


@Tom Freestone I probably wouldn't get a PMS right away since you only have 1 listing.  If you had to get a PMS, Hospitable is an easy one to work and it's user friendly. Hostaway is more advanced and you definitely don't need it.

Yes. wireless Reolink cameras with the solar. Simplisafe secuirty. We don't give it to the buyer.

I think wedgewood is a big company that flips. There was another investment company that had over 50-75 when I checked on tax records. I forget the name, but they had 2 funds. 

There are a ton of flippers in the Bay Area with all different type of strategies.

I also flip a little bit. 

I see a lot more flippers at Meetups in the South bay from what I noticed.

I like full gut and additions because it can be customized into a dream home and I feel really good every time it's done. It's fun working with the architect and picking the finishes. 

For profitability, cosmetic flips are better, but they are harder to find.

In regards to risk, cosmetic flips are better. Full gut and addition are riskier so there should be a balance of risk between all projects.

@Chad Raggio I checked with their team and they only have a master class for people that are new to short term rentals. They don’t have a master class.
