@Scott Kunz We had similar experiences as you. We felt that we always had to visit the property ourselves until we started getting on the ground team members/cleaners go to the houses and do virtual video calls and etc. Also, hiring a good cleaner was super important. We actually have on the ground workers in Philippines in Manila.

Hey Everyone, I was thinking about doing TIC conversions outside of San Francisco, but I barely see any TIC's outside of SF (i.e. Berkeley, San Jose, San Mateo..). Would it be a bad move to try a TIC conversion outside of SF?

Speaking about innovation in the construction industry, I found this company called Autovol in Idaho. It's interesting because they use robotics for their manufacturing of modular units. Here is the youtube video

We are in the Bay Area. We write up leases on a state contract. For San Francisco, we have the guest fill out a local SF contract and disclosures.  We have very strict tenant laws. We make sure that the price is a lot higher than long term rental rates because the likely hood for the tenant to stay long term would be very low. 

Hi, I have seen this recently in the Bay Area market in the North Bay by a start up company. The start up company bought a property and renovated it and put it on sale on the MLS. Each share was about ~$700k and the house was probably worth about $2.5 million. The website says that each person would buy ownership in an LLC. Here is the website:

Hey everyone,

I was wondering if anybody had experience with "All the Rooms"? We have used AirDNA and Mashvisor before. I really didn't like Mashvisor. AirDNA was way better.

 We operate a short term/medium term licensed property management company in the Bay Area and we are trying to get better data to pin point good neighborhoods for ourselves and for our clients.

There is an investor who does his ground up new construction in the South Bay for $200/sq ft. He finds the sub contractors, while hiring a GC to manage. The house he just sold took a year to purchase and sell.

Hey Everyone,

Does anyone have experience with buying properties (small hotels, multifamily, or SFR's) in the Philippines for Airbnb (or renting short term)?

My family owns an apartment complex and house in Makati.

@Stanley Nguyen Hey Stanley, Usually you can go to REIA's in San Jose and see if you can find someone who accepts private money lending. For risk assessment, you must be able to read all the numbers and see if the deal is risky or not. Next, you look at the operator and assess if they can do the operations on the deal or not. Typical interest rate is around 10% interest from what I see. Keep in mind Usury Laws.
