Hey everyone,

I'm currently searching for my first rental property which I plan to fund using full out of pocket cash.

Looking forward at future deals, I know that if I would want to apply for any loan, the minimum requirement is to have a check of my credit history. Being a US citizen living out of the country since the age of 7, I don't have a credit history. Like most normal people, I have a bank account, credit card and pay all my bills on time, only where I live (Israel) we just don't have such a thing as personal credit reports or credit history.

How can an out of country investor qualify for a loan without credit history in the US? Is it possible as a rental property owner to qualify for a loan or refinance the property based on the performance of the property?

Thanks for the tip on loveland technologies. I think that part of the information on it is a bit out of date, but it still looks like another great resource for information.

Hey everyone,

I'm trying to research how can I view information about specific properties in Detroit. Usually when I check a county assessor's web site I can find the full information including sales history, lot size, current legal owner etc. As for Detroit (Wayne County), the web site I found ( http://wayne.maps.arcgis.com/apps/Viewer/index.html?appid=4e75960fbf28455c9acf115e97a3c7c0 ) only gives me the lot size and parcel number. Anyone from the Detroit area have any insight how can I gain more reliable legal information about specific properties (besides the usual Zillow / Realtor)?

Still didn't open yet a US account because I'm investing with a partner (also lives abroad), and after consulting with a lawyer and CPA it makes sense that my partner and I form an LLC for the property, which means the account I open won't be under my name personally (but we will open an account in the States).

I'm not sure how much I like the idea of moving money through a British bank, doesn't it raise costs adding another mediator in the process? In addition I would assume that they will do a double conversion, first from Shekels to GBP and then to USD.

Wiring money from an Israeli bank to an American bank is safe an easy, the only problem is the fees, that's why I'm looking for a transfer service with lower fees (and preferably one that's a long time running company with a reputation of not disappearing with the money...)

I'm trying to get things working for buying my first rental property, and one of my challenges is that I am an out of country investor, which means that the cash that I have for my first deal isn't physically in the states, and it's not in dollars. Basically, I need to transfer a big amount of money to the states, and convert it from the currency we use here (New Israeli Shekels) into dollars.

I was wondering if anyone here at bigger pockets has experience or advice how such a thing could be done safely and cheapest as possible?

To answer your question, the reason I'm debating between theses markets is because I live abroad and the most important thing for me in choosing a market is the people I can work with on the ground.

I have family in Atlanta that can help me and I really think it's a good and stable market, my only problem with it is that the prices are a bit high for me and I'll probably need to do an all cash deal for my first property (problematic to get funding for an out of country investor).

For Detroit and Baltimore I have a few contacts referred to me by people I trust that can help me get the work done on the ground. Right now I'm leaning towards Baltimore because it doesn't seem as risky as Detroit, and the prices are still mostly low enough for me to do an all cash deal. I'm actually originally from Pikesville and I have a family member that use to work in a property management company in the city so that's another person I trust and can consult with that has a feel to the city.

I'm a new real estate investor (and when I say new, I mean that I'm still doing research before the purchase of my first property). I'm currently trying to do some basic research about the cities of Detroit, Atlanta and Baltimore. I've prepared a data spreadsheet and would like to know how accurate is my data, and if there is anything important I missed.

The blue color data was taken from the US Census Bureau, green from the Bureau of Labor Statistics, and black from different sources, including Bigger Pockets, Zillow and other sites.
