I am currently looking to acquire my first property,
spoke with owner and he is willing to do seller financing 😌 but he mentioned he does not have the terms for it (whatever that means,.)
the property is in TX and I am in CA.
it looks to need a full rehab.
Right now I am looking to find a Realtor in El Paso so that I can have some comparables
but what do I really need to be doing now and moving forward.
how do I keep the deal alive, what do I do? And look for? What do I tell him?

I would say money spent on a commercial appraisal would be well worth it. I am not sure what type of property you are leasing, but post covid the value and demand for office space and many other types of commercial space has changed. If you are getting a loan for the purchase the bank will order one. They will not be able to use the appraisal if it is ordered by you. In short, the value should be the NOI/cap rate, but of course the overall rate is so market and property-type specific.

Do I just express to the lessor what I want and expect for them to re-write the agreement or do I need to send a written counter offer to their original lease? any input is <3
