I own a few local properties and have always used a local lender. I'm now interested in pursuing out-of-state investments and I'm curious to learn about multi-state mortgage brokers. For those who do out-of-state investing, do you recommend leveraging a single broker who can get you a good deal on all your properties no matter the location? Or do you prefer finding a local lender for every city you're in?

Happy to hear general thoughts on multi-state brokers as well.

Just want to say thank you for putting this together! While people’s critiques have some validity, this list helps a ton for prospective out-of-state investors who want to understand what areas to consider. Just wanted to send some appreciation your way!

That said, I’d like to dig through the data myself and maybe make a friendly UI for it. Could you list all your resources and maybe a title of what you used it for? Thank you!

I'm considering buying a 3-family rental property in which the entire building is currently leased to Section 8 tenants. In this area of Boston, MA, the Section 8 rental subsidies are significantly lower (15-20%) than market rate. That said, I'm looking for insight on how to legally and strategically transition the building back to standard, non-section 8 tenants.

If purchased, I fully intend on honoring the balance of the leases (about 9 more months). I hope to avoid any conflicts and make the transition as smooth as possible.
