@Stephen Moskowitz I meant that the cost of renovating becomes higher if you have to factor in the cost to raise the home on top of all of the other renovations. According to this realtor that I spoke with, people who may have been able to afford a home to flip in Staten Island are now having to spend an extra $25,000 at least and it's deterring flippers and buyers alike because in some cases that could be their entire renovation budget.

@Melissa N. I own a few properties on Lark and Clinton, then a little more spread out around that area still.

@Paul Mendel I'm not knocking Albany, just figured I should share my experiences! They actually did extensive research and the area we were in was fine in the early 2000s but has become neglected by the city, which is sometimes inevitable. We're actually in contract right now on the units but I can still send you the info if you'd just be interested for comps, etc.

@Stephen Moskowitz I actually just had a long conversation with a realtor in Staten Island who told me they've seen a substantial drop in the number of houses being flipped due to the after effects of Hurricane Sandy. Most homes now have to be raised/stilted and it adds way too much to a renovation budget to make it worthwhile for a flipper. That being said, if you have the extra money to raise a house, now may be the time to strike in Staten Island!

@Jaysen Medhurst To play devil's advocate, I inherited about 12 multi-families in Albany and it's become such a hassle that we're selling everything in a bulk deal. Our property managers have been attacked, my dad was shot in a drive by (he lived but went blind), and it's basically impossible to get rent money on time, even from Section 8. My parents were experienced investors and Albany worked out the first year we were there (2005) and went downhill quickly after that. I'll definitely check out the Danbury and the Berkshires more though, thanks for the tip!

@Jaysen Medhurst Thanks for responding! The main issue I've been finding is unfortunately a lack of a large investment potential, in addition to the market being so saturated by flippers in NY already. I've been analyzing deals in Philadelphia too and that seems like it may also be a good route to head down in the future, as it's only 2 hours away. Have you flipped anything or do you just do buy and hold?

Hi guys,

I was wondering if anyone is starting out trying to do their first flip in the tristate area, Philadelphia, basically anywhere drivable from NY? I'm interested in seeing how people decide on these areas for their first flip and if it's a good idea to pursue it or should I just give up and start looking somewhere like Florida or the Midwest instead?

Hey everyone! My name is Gina and I'm an aspiring flipper. My parents were flippers so I have some basic experience, but I was wondering if anyone is looking for some extra help on the weekends at any flips in the NYC area. I agree with Kyle. Atwater in the Park is a great place to go for design ideas because they kept so much of the original church feel but still made it hip and inviting. Even if you just go for design ideas, it's definitely worth checking out. Plus the beer is great!

I just moved from Ypsilanti back to New York, but it seems like there's a great opportunity there for rentals as well as potential flips. What type of properties are you focusing on specifically in the area?
