I recently contacted a realtor to look at a house.  In order to submit an offer on the property I was looking at, she wanted me to sign a contract stating I would buy and sell only through her.   

Does anyone do this?

I'm working on a deal and have a question.  Is the square footage of the basement supposed to be included in the total square footage of the house?  This deal has a 3 level home that totals 3467 sq ft including the finished portion of the basement.  4 bedrooms and 2 baths on the upstairs level, main floor has kitchen, dining, living, family room, laundry, bathroom and another bedroom and/or office.  Then the basement has a living area/man cave, kitchenette, full bath and two more rooms that are finished one of which could be office or bedroom.  The Real Estate Agent has included the basement sq. ft. but I don't remember seeing that included anywhere else.  Should I include it when marketing to folks I intend to sell to?

Hi Corey,

I've heard the term "Reverse Wholesaling" which is basically locating your buyers, finding out what they are looking for, then go find a deal that will fit them.  This might be a good way for you to get started.  It was helpful for me to start this way, because I wasn't wondering if my deal would get funded.  I'll be glad to help in any way.

Hi Tony,

Make your presentation as professional as possible.  Make sure to include solid numbers (After Repair Value, Purchase Price, accurate Comps, all closing costs, etc.) and all exit strategies.  Assure your lender that he/she will be named as mortgage holder on the insurance, etc.

Hi Carrie,

Network with some wholesalers and let them bring the deals to you.  Also, pass out business cards and promote your website every chance you get.  Your goal should be to have the deals come to you.
