All great advice. Having an accountant is helpful to keep everything straight. Separate bank accounts so that expenses do not get commingled between properties. That way you know which ones are generating what for you.  A lot of people fail to calculate in expenses for properties they hold. This was a downfall of mine when I first started investing.

Israel, I meet most of my people live at investors groups. Otherwise, I recruit people I run across live, like my UPS driver, Mail Carrier, Newspaper Delivery Person, Students at the college, etc.  I prefer those who come to the clubs, because they really know what I'm looking for.  Another investor I know from Arizona pays to wrap peoples cars to advertise for his business. The drivers do not have any responsibility of any kind. The Phone number the leads call are linked to the car with the wrap.
