- How do I figure out the numbers?

Investment properties might be where you weren't even looking. There is a strategy to finding properties to invest in. The list is long, so come prepared to take notes on some actionable items.

Calculating the numbers is sometimes intimidating. I know with my first deal, I definitely didn't know what numbers to calculate. I will share with you some tools and methods. Knowing your best possible exit strategy is dependent on some key factors.

Learning and growing with other investors is something I am passionate about. I love real estate and what it has to offer someone wanting to accumulate wealth. Sharing some of what I've learned over the years, and giving you some insight to making something scary, less scary and more interesting is my goal.

***Remember, those who do what others will not will be the ones who win in the end.***

Unfortunately, until you have a signed contract, any verbal message doesn't hold weight. Quite unfortunate that the REO agent (listing agent) communicated this before their client made their decision. The bank has a lot of grey area that other real estate transactions do not have due to the acquisition and turn over. I would be a little more forgiving of your agent, as it may not be his/her fault completely. Perhaps they and you learned a lesson about REO's and how they work.

A few Key elements in REO's: 

  • 1) Place your offer with as few contingencies as possible with as short an escrow as possible. This is why cash is king.  If the offer is clean and not attached to lending, this is viewed favorably, however, the bank is NOT going to take an offer for $5K less just because its cash, in most situations.  
  • 2) Put your offer in QUICK! - Time is of the essence. (Perhaps this could have prevented the other offer from being seen before they signed yours. - Some properties are situated where the bank has a deadline and the the offers are all reviewed at the same time and weighted accordingly.)
  • 3) Know the specific instructions: Every bank is different! They all have different requirement. Your agent would need to know how to have the right conversations with the right people and be able to provide the proper disclosures required to have a complete offer. 
  • 4) Fannie Mae? Freddie Mac?: These will require additional info and documentation.
  • 5) Agents with a good reputation for getting a deal through to close may be looked at favorably.... so it matters who is representing you. 

I am a Realtor in Reno Nv who is also an investor who has successfully helped buyers acquire REO properties. I'm happy to help, however, perhaps getting your real estate license yourself, might give you that next level of control.
