Hi everyone, 

I was looking for a general contractor to help with a basement bathroom project.   Property is in Lisbon, WI.   Anyone have any suggestions?

I've been fairly happy with PAM, not perfect but they get the job done.  They have good technology and an online portal for viewing information, good underwriting practices for tenant screening, and seem to handle maintenance pretty well.  I bought a property and they did a good job presenting ideas to renovate it a bit and market it.  They have good reviews on google so I think the tenants are happy too.  https://pammke.com/

Welcome.  I would endorse the house hacking plan to get started as well. Just graduating from college, I think you are in a good place in life to take advantage of the opportunity.  

I"m using Performance Asset Management right now.  I've been reasonably happy with them.  Seems like a good technology portal, relatively diligent.  I bought a new property and they were super helpful with coming up with good ideas to improve marketability, flooring, painting, new fixtures, etc that were cost efficient and came out nicely.

I live in Wisconsin and had this situation. You would report what you received only (dont forget prorated amounts on closing statement). The tenant then gets another certificate from the prior owner for the portion of the year they paid them rent.

Thanks for the input!  I ended up finding someone to do the five of them for $1650 (windows and labor).  He is installing Simonton Bronze windows.  Glad I asked, otherwise I wouldn't have shopped further.

I have a duplex in Wauwatosa and was looking to replace around five windows.  I want someone else to install them  I've talked to Wasco and Lisbon so far.  Wasco gave me a quote of $2380 and Lisbon $2176.11.    Lisbon was going to install a Crystal CVD-200.  Lisbon did have some cheaper options, but I requested something middle of the road quality wise.  I don't have much knowledge on windows.  Any thoughts on those price points?

Me and my grandfather set up an LLC each put 30k for a total of 60k. Might put in a bit more depending on the property we find. Just looking for a decent property with some cash flow 200k-300k range. Might go a little higher or lower depending on what we find.
