Hi @Account Closed I think your miss understanding the motive of my post.... its a question on if something is actually happening and viable as I get the question a lot from clients who are interested in wholesaling and as I have not ever done a "No Money Down" deal then I cant tell them with confidence whats possible or not.... but again thanks for your input on the post!

I was referring to EMD and not a down payment..... Obviously being a Commercial Agent I DO NOT for the most part see any deals getting put under contract (or staying under) without the EMD being put down, yet I hear a lot of talk online about people doing wholesale deals and flipping the paper without putting up cash..... certainly not saying this cant be done... just very curious to hear from real people who have had first hand experience.
