Post: Wholesale North New Jersey

I am in the correct spot but I am looking for a little more information on completing the wholesale process in New Jersey more specifically north jersey. 

I have a contract that I got from Sean Terry's flip to freedom academy and from what I have researched it pretty straight forward.

My question is: Do I need to have an attorney on my team to complete an assignment of the property or can I do without? 

I have potential deal in reach but they are requesting to hear from my attorney, I want to know if I can bypass that or should I get an attorney to lock this one in?

As well what is a price range I should expect for an assignment fee for the attorney? 

I know this is a lot of question, any information would be helpful

Hello Bigger Pockets community, 

I am a beginner investor that is starting to build his career in the industry by assigning houses to other investors. So I found a house in a great neighborhood (Bayonne, NJ) thats in pretty good condition from what I can see that would make for an ideal flip. I spoke with the home owner and scheduled a time I can take a look at the property but while speaking with her, I had one reason to pause. She currently has 2 mortgages on the property and this something I have never heard of or aware was possible.

Seller is looking to have both mortgages paid off as well as walk away something in pocket as well. 

So in short, what strategies would you implement for something like this or is this a bit too much for a beginner like myself?

I'm a newbie with real estate investing. I've been at for a couple of months and I already feel like I've hit a wall.

I've tried some unconventional ways to attract and find motivated sellers and buyers but all that I have been able to come across is other wholesalers looking connect. I'm not deterred by this because I know networking is KEY in this industry, but it just seems that I'm on the sideline just watching the game go on instead participating.

Some of this may be my own doing, because at this moment I have been able to market the traditional ways like bandit signs, purchasing sellers, and conducting a mass mailing campaign. I'm pretty cash strapped, working from 9 - 5, living paycheck to paycheck and I've had to become creative (cheap) with my marketing. I have left business cards at local shops, created multiple posted on craigslist, commented in real-estate forums, and even used fiverr for some marketing.

So to wrap this up, does anyone have an ideas on how I can get past this hurdle and get in the game or even better, find a mentor who would be willing to help get past this "wall"
