I just started with wholesaling and have learned alot from the forums here. I was doing some searching online trying to get my first lead and I found a few possible properties where the owner "must sell." When you did your first deal, did you jump on the first prop that was a good lead in any condition or what things did you look for to justify putting it under contract or does none of that matter as long as the price is good and leaves you room.to make money? Any help is appreciated?

Also do you tell your motivated seller you are a wholesaler or do you present yourself as a cash buyer/investor that can assign the prop over?

im new to real estate and I was looking online at different foreclosures in jax fl and they were either bank owned or another real estate agent had it listed . How would I go about getting a house under contract to do a deal with that is bank owned or another agent has listed?

I am new to real estate wholesaling in the Jacksonville,fl area. I have been driving around trying to find for sale by owner signs and I came across a property that is abandoned. It has a notice up from the mortgage servicer. How would I go about trying to get a deal done with this property? Any help is appreciated.

I am new to this business and I am just trying to get pointed in the right direction. I have done alot o studying and research on all other questions. I have a question about earnest deposits. Once I put the property under contract, and say I give them $50 for the earnest deposit, do I just give them a cashiers check for the earnest deposit or do I put the earnest deposit amount in the contract and take it to the title company? Can someone explain that for me?
