I am in Jacksonville Florida, Duval County and I am looking to get a list of properties with at least 2 years of unpaid property taxes. I have read that some people in other cities even have their lists show high equity delinquent taxes. ANy investors in Jax, know how i can get a hold of this?

I asked that question for situations where the property isnt vacant and the seller still lives in property, sorry for the wording. I would need the keys from the seller to get a lockbox right?

Understood, why do people do double closes if the seller will already know your assignment fee and when you can do a seller side only hud so they dont see what you made?

Once I have found a buyer, do I send over the assignment contract for the to sign AND the original Purchase and Sell agreement between me and the seller? If I sent them the original Purchase and Sell agreement won't they see the original price that I negotiated with the buyer.

When you get a good lead driving for dollars and find a property that is vacant and the seller is motivated to sell, do you ask for the keys so you can show off the property to buyers that want to take a look? And what do you do in a situation where the seller has to be there when you show it?
