Just so I understand you perfectly... we sign the JV agreement right away, before I actually go through with contacting any of my potential buyers?

If I'm doing a joint venture agreement with another wholesaler (I'm bringing the buyer), what do I need to send to the title company to make sure I'm included in the deal?

Many times the city will have a portal where you can search for code violations. other times they keep a nice list on their open data portal and you can export  a csv with all the relavent info. 

Be sure not to talk to the county for code violations they rarely keep this data at the county level. Its almost always kept at the city level. 

You can always try an open records request as well. 

 I'm in the Chicago market, so there are many municipalities around me such as Franklin Park, Schiller Park, Maywood, Bellwood, Oak Park, etc..

Hey everyone, I've recently been approached for my first JV deal. In this case, I would be helping bring a buyer to another wholesalers contract.

My question is:

When do we sign the JV agreement? Before or After I send the deal out to my buyers list?

At this moment, I'm not sure if my buyers would be interested but I do have some active contacts in this particular area.

Have you guys ever gone to your local municipalities and asked for a list of properties with code violations?  I recently went to several of my local offices and requested "A list of all residential properties with open, unpaid, or current code violations"

One of the responses I received was..  "Unfortunately, we do not organize our property files in a manner where we can provide the list you requested. The time and resources required to create such a list would be thus be considered an unduly burdensome request."

I'm trying to figure out if there is a better way I should ask for this information, or if this particular municipality is an anomaly.

Call FSBOs on Zillow and FSBO.com and practice talking to sellers, asking questions, building rapport etc. Ask them what is the lowest they would take for the property if you paid cash and closed in 2 weeks.  Thank you for your advice Lydia!  I have been making 30-50 cold calls per day (9 a.m. - Noon) and have been making adjustments and revising my "scripts" accordingly.
