Is there a difference in the SEC's eyes from a person getting a loan from personal contacts and an LLC getting funding from it's known network? The scope would be on a project by project basis.

Happy New Year!

I'm currently working on my private lending pamphlet. Full disclosure: I'm new to this. I was working on the outline when I stumbled across this info.

Hello all,

I understand that LLCs can't purchase homes use Homepath Renovation loans. Does anyone have experience with purchasing an REO using a Homepath Renovation loan as an individual and transferring ownership after the LLC is created? I would only do this once. Is this legal for a buy-and-hold strategy or would it be better to sell as an individual?

Mehran, I will definitely check out the podcasts. What a great way to make the commute pass by.

Brandon, I'm considering three main options and open to suggestions - 1. REOs (65% ARV - repair costs with a home inspection). 2. Develop website and start sending postcards to target market (still considering options) to buy homes using subject to/owner financing 3. Purchasing from wholesalers.

In your experience, do you know of any wholesalers who would be open to subject to financing if they were given a percentage of the profit?

Thanks for the beginners guide, it's helping gel a lot of the information I've been reading elsewhere.

I see from your profile you are a wholesaler, rehabber, and landlord. Would you mind sharing your path? Did you slowly build experience wholesaling, then move to rehabbing, and then becoming a landlord? Or did you take on the three different roles at roughly the same time?
