I took the intro class, and it was a basic overview of the entire program.

We learned a whole lot about how to use a financial calculator, and I never realized the power that those had!

What I enjoyed most was meeting and networking with the people in the class. What I thought was going to be a bunch of Realtors, turned out to be bankers, investors, and people from other professions as well.

I am scheduled to take the C101 at the end of April, and am really looking forward to it.

So far, it has been an excellent experience.

Matt, I have read most of your posts, and I can tell that you are already leaps and bounds ahead of most of us when we started out in this business.

Jon is right in that most of the things you posted are jobs, but they are investments as well. Any time that you put time in your own business, it is an investment in your future.

Since you have limited credit, and I would assume lmited capital, you will need to explore all of the different avenues of the business and find what fits your the best.

You must enjoy what you are doing.

- I love to rehab, network, and sell!
- Josh loves the community interaction and the power of the web!
- MikeOh loves the hands on property management!
- Nationwide (Will) loves the development side of the business!
- Nick Johnson loves the sub2/short sale business

What you will see in all of the people mentioned above is that they have a passion for what they do!

So my advice is to try a little bit of everything, and find out what best suits your personality!

- You are already getting your RE license, so keep on that path.
- Wholesale a deal and get your feet wet. This takes no real money of credit to do.
- Find a person in distress and help modify their loan, or negotiate a short sale for them.

I do not recommend rehabbing until you have the capital to do so, as without any money and/or experience, it could really hurt you. Get through the above steps first.
