Not sure how to form a REIA, but I have seen some solid investment groups start over playing the CASH FLOW 101 board game.

Very good time, and an awesome learning experience!

The game is a little expensive, but can be picked up on Ebay at a nice discount.

In my opinion, the best way to start networking for mentors is at your local REIA meetings.

There are a lot of sharks in the investment pond, so be very careful as you talk to people about working with them. EVERYBODY is looking for a partner! :lol:

Get references.......

You might be able to find an investment broker and work as an unlicensed assistant for the summer, it will help to learn the Broker side of the real estate business.

BP is also a fantastic place to ask many of your questions. Members here are always willing to listen to your challenges and get you headed in the right direction.

In my home market of Indianapolis, nobody stages a house. As a matter of fact, It is so rare that I have never actually seen it happen here......

I learned about staging as I started doing business in Florida, and found that it works wonders!

1. Real estate is a long term investment
2. Cash flow, cash flow, cash flow
3. Do not let your emotions get in the way
4. Know your markets
5. Get good property managers
6. Find 3 good contractors/handymen
7. Work with Brokers that understand investors

If your goal is to sell to an owner/occupant, then you should use the MLS, no question.

If a person sells to investors, the MLS should be avoided.

What price point is this house? I ask because it makes a big difference on the real estate agent I would use to market the property with.

On a high end house, I would use an experienced agent that you know has the contacts, buyers, and spends the marketing dollars.

If it is middle to lower end house, then a flat fee service will work out just fine. Most middle of the road agents do not do much except plug the listing into the MLS anyway.
