I've used Appfolio and Buildium.

Appfolio is definitely better and worth it. They handle everything you would need and even more. They have marketing features, communication stuff, and much more.

If you have any other questions about Appfolio feel free to reach out.

Can only speak on lodgify since thats the one I use. I must say overall I love it.

Pros:

1. Affordable: we got the pro version and its $45/month

2. Integrations: It offers all the typical integrations (Airbnb, VRBO, Booking.com, etc) but also offers a Google integration.

3. Support: amazing support team. Any issues that come up are handled fairly quickly.

4. Free website for direct bookings: they have a great website builder that allows you to get direct bookings and save on fees. Look into separate insurance for this though.

Cons

1. Mobile app is buggy: occasionally that app is buggy and will log you out. Overall though, they handle issues if they come up.

2. Fewer features: I used Guesty in the past and have noticed it has fewer features such as integrating automated texts and emails.

3. Onboarding process: the process is a bit laggy and they only offer one meeting for onboarding so make sure to ask all your questions then.

Hope this helps and hopefully someone else chimes in on hostfully.

Post: Luxurious Short Term Rental

Yeah, I think that what sets apart short-term rentals from hotels and other short-term rentals is uniqueness. I think the luxury market offers stays that you really can't get elsewhere assuming the house is really special. From a numbers standpoint, I am not sure if the margins are higher but I think with less supply of luxury stays you got less competition and can probably charge a premium.

Cash for keys is definitely the way to go in these cases from personal experience. I'd add that you should put a time incentive on the cash-for-keys agreement. I offer more cash if tenants leave sooner. Usually, this puts pressure to leave sooner—best of luck to you.

Post: PLEASE HELP - Vacancy

I would add you could potentially change your target market a bit. I am not sure about property specifics but I once had a vacancy problem that was solved by furnishing the place and going for mid-term rentals. Might be an additional expense and hassle if you don't want to go through it. If you want more help on this, feel free to reach out.

Side note, I understand why you'd be stressing out but real estate is a long-term play. Today's market conditions don't last forever and if you're able to get through the tough times over the long run you'll be doing fine and owning even more properties.

Thank you all for taking the time to reply.

I learned a lot from all of your answers. It seems like at the end of the day investment choices are mostly about personal preferences and risk assessment.

Wish you all the best!

Hey all!

I have a good friend with cash who is looking to invest. However, he believes investing in the stock market is the best place to consistently have high returns with low effort. I feel real estate is a better investment for several different reasons but I wanted to ask what yall think are the main benefits of investing in real estate versus investing in the stock market. Ultimately, I know there is no one right answer that is dependent on many factors but I am just curious what you all think.

Thank you!

I think it's a great business model with the potential for multiple streams of income not just booking revenue! this podcast episode helps sum it up: https://open.spotify.com/episo...

They have a restaurant, convenience store, and other additional amenities to help boost their revenues.

In the episode, they recommend looking to buy smaller/mid-size properties as it seems like there are big players that buy up the larger sites. Hopefully, that helps, best of luck to ya!
