Hey all!

I am a bit new to the real estate investing world and have been practicing underwriting deals.

I am looking at value-add deals that may require significant construction (ADU's, garage conversions, etc).

When trying to forecast the value of the property after the work is done, what tools/framework do you use?

Specifically, do you look at comps on the market or try to find what value would be based on the cap rate? 

Any other resources when it comes to valuing the asset after the work is done would be much appreciated.

Hello all!

I have an opportunity to acquire a hotel/inn in San Francisco. I wanted to know if anyone knew of any tools that could be used to help forecast income/revenue. I know the vacation rental market has a bunch of pricing tools (pricelabs, airdna, etc) is there something similar for the hotel industry?

Agreed! I recently subscribed to Thesis Driven and their articles have been interesting and informative. Great for staying up to date with current events: https://www.thesisdriven.com/. Costs about $20/month though.

I haven't implemented it yet but we're looking to test their software next month. Seems promising to be able to use AI for several different use cases.

Hello all,

I am looking at adding value to multi-family projects with ADU's but I was curious how the values of the ADU's are appraised. I'm sure comps may be lacking in certain areas. Do appraisers value ADU's equal to other multi-family structures?

Appreciate any help on the matter.

I used to manage room rentals in San Diego. Definitely a lot more work and the channels out there aren't room specific. What worked best of us was Craigslist, facebook housing groups (usually student-focused), and Zumper. If you are looking to scale, Id look to make partnerships with organizations that have a need for this kind of housing. We partnered with an international language school and they were able to consistently have demand lined up.

I had a similar experience with this. Definitely agree an attorney will help. Venmo will most likely side with the tenant unless they give you a chance to appeal the decision. best of luck...

Hey all!

I am launching my first crowdfunding offering and we are required to prepare CPA-reviewed documents for the offering. Does anyone know any CPA's that could help assist with the paperwork needed for this?

My other favorites to market:

1. Craigslist: still great for leads.

2. Facebook housing marketplace: also great for leads. 

3. Zumper.com: better for mid-term rentals I think but still good.
